Working from Architects Plans

• £150 Minimum fee: Allows for admin time and the design of up to 3 steel members. Example: Single storey rear extension will have a ridge beam, a pair of beams to allow a medium size opening in the original rear wall, floor joists and rafters. For additional beams etc. see below.
• £50 per simple steel beam calculation and concrete pad stone design to support the part removal of an ground floor wall.
• £85-150 per Complex or long span heavily loaded beam
• £85-150 per masonry pier or wall check for high load on masonry supports.
• £50 per simple ‘beam to beam’ connection detail.
• £85 to £150 per beam splice / moment connection to allow heavy beam to be installed in parts.
• Foundation assessment £50-150 for localised increase of load.
• £450 to £600+ for a steel portal frame design required to provide horizontal stability and resistance against wind loads
• Strengthening details £50-£150+ dependant on complexity of calculations and drawing details required.
• For remedial works and for complex projects we undertake work at time charge rate submitting brief timesheets recording our work.

We are not normally required to specify foundations. However, in cases of heavy loading or soft ground, we provide technical assistance. The cost of design depends on trial pit inspection and ground conditions found. The fee will depend on the type of foundations required:-

• If firm, natural ground, found requiring Standard 600 wide strips; Fee = £50
• If ground a little soft requiring Wide Strip foundations; Fee = £150
• If soft ground requiring raft Foundation; Fee = from £450
• If ground poor requiring ground beams and pile foundation; Fee = from £450
• Foundation Assessment and design for building near trees = from £250 (Does not include a tree survey and ground investigation works, which would be required to be undertaken by others to provide EDC with the information required. EDC will help the client to obtain what we need)
• Phase 1 and 2 ground investigations (which we can coordinate) would be required by others if initial trail holes can not find firm ground capable of supporting the foundations. Price to be confirmed with others.

Internal Wall Removal (Without Architect Plans)

Domestic alterations for a typical three to four bedroom property: Removing a load bearing wall between kitchen and dining at ground floor level, allow for site visit, measuring and producing floor plans, designing one beam on concrete pad stones. Total for Phase 1 & 2 services as described below (distance from Office)

• £550 (up to 5 miles, Dewsbury, Batley, Birstall, Morley, Cleckheaton, Mirfield, Ossett)
• £585 (up to 10 miles Wakefield, Bradford, Leeds, Huddersfield)
• £630 (up to 20 miles Weatherby, Ilkley, Castleford, Barnsley, Hebden Bridge)
• £694 (up to 50 miles Manchester, Blackburn, York, Harrogate, Hessle, Sheffield)
• £789 (up to 75 miles Darlington, Hull, Nottingham, Liverpool)
• £884 (up to 100 miles Durham, Kendal, Lichfield, Leicester)

Phase 1: Site visit to obtain clients brief and produce existing and proposed structural layout plans to be able to agree with the client the proposed changes. After this stage we can confirm if more than one beam, other items such as steel posts and frames will be required.

Phase 2: Detailed design calculations producing specifications and details for Building control submission and builders to price and construct. (Add fee if more than one beam required as per Typical Fee schedule above as though we would be working from architectural plans)

(For a site within 5 miles with a single beam, if additional items need to be designed we will confirm additional fees with you before undertaking additional design work, see below some typical fees for different design items)

Domestic typical three bedroom non intrusive visual structural inspection report, dependant on distance from the office: –

• up to 5 miles = £600
• up to 10 miles = £623
• up to 20 miles = £645
