All too often shoddy workman ship and poor build not coming close to code complience is found on domestic properties.
Clients and homeowners content that they have building control approval.
When things progress and clients not content with shoddy workmanship and no support from building control to rectify defects.
I have been called into jobs by clients to provide technical advice on compliance to building codes or practice and to rectify structural works.
Examples of poor building control checking:-
- Allowing a raft foundation being built at high level surcharging a retaining wall
- Allowing new foundations being built over public sewers
- Completion certificate for a loft conversion; serious cracking alerted client to install temporary propping. Needed major roof and floor strengthening.
- Countless property conversions without proper due regard for lateral stability
- None existent masonry piers and pad stones for spreading of concentrated loads
- Lack of cavity breaks co ordinated with the structure
